What is the difference between a VEFA expert and the developer’s own expert?

Can I still call in an expert after signing the handover report without reservations?
Yes, but your options are more limited. The warranty of perfect completion allows you to report defects that appear or are discovered within one year of handover, via a written notice to the developer. An expert can assist you with this notice and with the follow-up visit to check remedial work, even if no reservations were recorded initially.
Does the expert also handle defects discovered after one year?
Beyond one year, the warranty of perfect completion no longer applies. Other warranties may apply depending on the nature of the defect (two-year warranty, ten-year structural warranty). The surveyor will review the applicable legal framework with you and adapt the assignment accordingly.
How long does a VEFA handover visit take?
