Take a 60×60 cm tile (area 360,000 mm²). If actual adhesive coverage is 40% (i.e., 144,000 mm²), and the measured pull-off force is 50,000 N (about 5 tons), then σ = 50,000 / 144,000 = 0.347 MPa. That is below the 0.5 MPa threshold. Non-compliant. In practice, on a site in Nice, I measured values from 0.2 to 0.4 MPa on tiles that were detaching. The developer had to redo everything.
What Happens If You Do Nothing
Under the effect of Nice’s thermal cycles (summer 35°C, winter 5°C), poorly bonded tiles gradually detach. In 6 months, you will have 30% of tiles loose. In 2 years, broken tiles, chipped edges. And moisture seeping under the tile can cause mold, even damage to the screed. Total replacement cost: €80 to €120 per m² depending on finish. For a 30 m² living room, expect at least €3,000.
What I often see: owners wait too long. They think it will stop. But the phenomenon is irreversible. The longer you wait, the more the detachment area spreads. And the ten-year warranty (“garantie décennale”) runs from the date of handover. After 2 years, it becomes complicated.
Recourse and Guarantees: What You Can Demand
You are covered by the ten-year warranty (Article 1792 of the Civil Code) for damages compromising the solidity of the structure. Massive tile detachment is a ten-year defect. DTU 52.1 §6.3 is the reference standard. Send a registered letter with acknowledgment of receipt (LRAR) to the developer (or contractor) requesting a joint expert inspection with a pull-off test.
