Selling a French House with Mould or Damp? How an Expert Report Protects Your Price

The house is clean, well located, fairly priced. Then viewings start and the same scene repeats: a buyer opens a cupboard, notices a black patch behind a piece of furniture, and asks: « Is there a damp problem here? » From that moment, the sale stalls.

Why mould scares French buyers so much

Because nobody can say, on the spot, whether it is a ventilation issue or a wall drinking water from the ground. The first costs a few hundred euros to fix, the second can cost tens of thousands. Facing that unknown, buyers discount heavily — for the worst-case scenario, not for the reality.

The classic mistake: a quick repaint

Some sellers paint over it, bleach it, ventilate. Three months later the patches return — often right during the buyer’s survey period. At that point it is no longer a question: it is proof the seller concealed the issue. The buyer’s expert report lands, the price collapses or the sale dies. And under French law (hidden defect, article 1641 Code civil), a buyer can even sue after the sale.

The right sequence: diagnose BEFORE listing

  1. Have the cause diagnosed by an independent expert — not by a contractor selling damp treatments. An expert with nothing to sell has no reason to bend the diagnosis;
  2. Carry out the works identified, at the right scale, with quotes consistent with the report;
  3. Show buyers the report + invoices. The « damp problem » becomes a documented, solved file — a selling argument instead of a red flag.

The hidden cost nobody quotes you

Across the files we follow, an unexplained damp patch costs the seller far more than the actual repair. The buyer — or their agent — prices the worst case in their head: « complete damp renovation, €15,000 to €30,000 », and adjusts the offer accordingly.
